I have total 14 years of experience within finance with key expertise in Debt & equity financing, treasury management, real estate development & investment, listed & private equity investment management, Group’s financial management & reporting, establishing group’s treasury, financial, budgeting and accounting processes etc.

Debt Financing and Treasury – Key Achievements:
• Advised / raised financing worth over AED 12 billion so far including Islamic financing, commercial lending, bridge loans, mezzanine financing, corporate financing, construction & lease financing. Closed debt transactions worth AED 2.3 billion in last three years. Currently working on a multi tranche facility of AED 13 billion including commercial lending, ECA & Islamic financing
• Lead the whole fund raising process, including inviting bids from local & international banks, structuring & negotiating key terms & security package, hiring of advisors, finalize documentation & draw down process.
• Executed several corporate debt restructuring transactions, negotiating stand still period, revised terms, tenure & pricing. Execute the finance documents based on loan market association (LMA) standards
• Monitor and overview other treasury functions including, debt covenant management, day to day banking operations, debt servicing, loan draw down, cash calls, risk management, short term investment etc.
• Developed relationships with local, regional & international, commercial and Investment banks over last 10 years. Existing relationship with, private equity firms, family houses, investment companies, FIs etc.

Real Estate Development and Investment – Key Achievements:
• Managed real estate projects over AED 20 billion, leading feasibility studies, budgeting, assets valuation, financial modeling, debt & equity financing
• Delivered consistent returns managing AED 3.2 billion worth of real estate investment portfolio including assets such as, residential, commercial, retail, land, mall, school etc.
• Managed a land bank of over 2 million sqm, crafted various development strategies, leading financial feasibility studies, in co-ordination with master planning, design, project, commercial & cost consultants
• Actively presented the financial viability of potential land use to investment committee & BOD, proposing phasing options, development mixes, financing options, expected NPV & IRR, and key risk factors
• Monitoring & participating in the whole project development cycle including master planning, UPC & Estidama approvals, hiring of contractors & other key players and quarterly updating the financial viability.
• Developed, & monitored in house financial & valuation models for real estate projects such as Mall, Residential & Commercial towers, Health care & Education projects, District cooling plants, Villas & Retails projects.
• Reviewing & analysis of projects budget, benchmarking with historical and market rates. Valuation of land parcels and assets based on direct comparison basis, residual value or income approach basis.
• Projects successfully delivered include Al Reef Villas, Dunes Village, Prestige Towers, Capital Mall, Al Reef Downtown, Building material city, Amman Gardens, national housing project Africa and Bahrain etc.
• Currently working on a Chemical complex Master plan worth AED 18 billion spanning across 70 sq. km area in Ruwais, leading the financial analysis, Investment appraisal, financial modeling & project financing
• Actively monitor the supply, demand & pricing situation and align the overall development strategy
• Led the review & negotiation of various potential real estate joint venture proposals.

Financial Management – Key Achievements:
• Managed the corporate cash flows at the group level through physical & notional cash pooling, sweeping out idle cash to concentrated account at the group level & arranging for short term investment or financing
• Manage the consolidated budgeting process at group level, timely revision, monitoring & variance analysis
• Establish the benchmark financial ratios at the groups and subsidiary level in line with the international rating standards, balancing the operating and financial leverage, to achieve sustainable growth & health of the group
• Align and manage the group’s accounting and financial reporting functions and policies, leading internal & external audits, establishing monthly reports at subsidiary and group level.
• Establishing centralized funding and cash flow management processes for all the subsidiaries at group level

Investment Management and others – Key Achievements:
• Managed Private Equity & Listed Equity Portfolio of AED 2 billion, diversified across sectors and regions.
• Experienced in presenting ideas or reporting to Executive Council (UAE), Ministry of Finance, Board of Directors, Urban planning council, and Highly esteemed & ranking people (e.g. His excellency)
• Management & monitoring of foreign exchange risk through forward and option contracts at group level. Managing the interest rate risk through caps, floors, collars and reverse collars.
• Originated several deals within the sectors such as Real Estate, Education, Renewable energy, and Health care sector in line with corporate strategy and assigned mandates
• Well versed with Dubai real estate legislations, and Abu Dhabi property law (Law #3), keeping a track over financial and legal development within UAE impacting the current RE portfolio and future master plans
