My Usual Duties and Responsibilities
- Coordinates activities and anticipate problems at the jobsite.
- Prepares Cost Analysis and Budgetary Estimate
- In-charge in preparation for technical meeting Agenda and presides the meeting.
- Monitoring and Preparation of weekly status/ Progress reports.
- Evaluate and Recommend additional amount for additional works / Change Order.
- Evaluate and validate contract items and Value Engineering.
- Determining problems and mitigating problems encountered at jobsite.
- In-charge in quality control of materials and check quality of works.
- In-charge in Punchlist approval and turn-over of Entire Project.
- Preparation of cost studies, estimates and cash flow analysis; development of work programs; preparation and/ or review of contract documents, evaluation of bids from Contractors.
- Conduct site inspection, coordination, evaluation of work accomplishment including claims for payments submitted by Contractors, cost evaluation of changes in the work, maintaining pertinent office and jobsite records and files.
- Prepare and conduct canvassing of prices, securing proposals, review and evaluation of bids on Owner-supplied materials and other specialty works such as electrical, mechanical, sanitary/ plumbing and fire protection works not covered by General Contractor contract including management and coordination of the same and all other works during the construction period.
- Prepare general work schedule. Secure and review detailed work schedule to be prepared by the Contractor.
- Prepare cash flow analysis to guide the Owner in determining the monthly funding requirements of the project.
- Review drawings and specifications, architectural and engineering for the purpose of advising on site conditions.
- Conduct pre-bid conference among Contractors, sub-Contractors and manufacturers of systems and sub-systems to be sure that all bidders understand the components of the bidding documents and management techniques.
- Submit recommendations on proposed breakdown of contract works and Owner-supplied materials including list of suggested Contractors and Suppliers.
- Check bid packages, drawings and specifications to eliminate overlapping jurisdiction among the separate Contractors.
- Provide assistance to the Architect in the preparation of contract documents for Contractors and Specialty Contractors in direct contract with the Owner.
- Full time inspection of work to ascertain that work is being undertaken in conformity with plans, specifications and related contract documents.
- Secure material samples whenever deemed necessary and supervise testing of the same.
- Measure and evaluate completed works and submit recommendation on claims for progress payment submitted by the contractor.
- Determine final completion and provide written notice to the Owner that works have been completed and it is ready for turn-over.
- Schedule and conduct pre-construction and progress meetings at which Contractors, Owner, Architect and Construction Manager can discuss jointly such matters as procedures, progress, problems and scheduling.
- Provide regular monitoring of the approved estimate of construction cost, showing actual costs for activities in progress and estimates for uncompleted tasks. Identify variances between actual and budgeted or estimated costs.
